Commercial roofing maintenance programs are designed to help you get the maximum life out of an existing roof system. Maintenance is so critical to the upkeep of a roof system that many manufacturers require maintenance two times a year in order to keep warranties valid.
We are dedicated to stopping small problems before they become larger ones — maximizing the life of existing roofing systems. When we visit a commercial or industrial building for a scheduled inspection, we look for a broad range of potential problems:
- Ponding water/ Lack of positive drainage
- Excess debris build-up (including vegetation, dirt, loose nails and screws, unused equipment, etc.)
- Failing detail flashings (pitch pockets, curbs, seams, etc.)
- Plugged drains

Roof Inspections

Dynamic Construction and Roofing understands the roofing system on your building is the most valuable asset against mother nature and must be maintained and protected. A successful evaluation and/or roof maintenance program depends on periodic accurate roof inspections. Roof inspections are the first line of defense in maximizing your roofing system’s serviceable life expectancy.
Inspections include:
- Dedicated and knowledgeable service technicians
- Photographic documentation of current state of roofing system
- A roof condition/life expectancy rating
Inspection of:
- seams, roof penetrations, curb flashings, pipes, plumbing vents, expansion joints, etc…
- all flashings for deterioration and failures
- edge metal for seam separation and defects
- copings
- pipe boots, pitch pockets, and penetrations
- gutters and drainage system(s)
- all caulking and sealants on flashing and copings
Estimates for required maintenance and repairs.
A dynamic and unique schedule and budget for dealing with repair/replacement recommendations and maintenance moving forward.
The entire inspection cost (commercial properties) will be credited towards any repair work that is completed during the same calendar year.
